Rental Property Owners

If you earn over £1,000 from renting out property, you must declare this income on your Self Assessment tax return. This includes income from furnished holiday lettings and subletting. You can deduct allowable expenses such as maintenance costs, insurance, and professional fees to reduce your taxable profit.

Sole Traders

As a sole trader, you're required to file a Self Assessment tax return if your income exceeds £1,000. This applies to various professions, including freelancers, consultants, and small business owners. I can assist in reporting your income and allowable expenses, ensuring you pay only the tax you owe.

MTD For Income Tax For Sole Traders and Property Landlords

From 6 April 2026, MTD for Income Tax Self-Assessment (ITSA) will become mandatory for self-employed individuals and landlords with a combined gross income exceeding £50,000 in the 2024/25 tax year. We will be providing this service via Xero and QuickBooks, so if you fall into this category, do get in touch for a complimentary consult.

Digital Record Keeping. Taxpayers must use HMRC-approved software to digitally record all business income and expenses. This includes maintaining records of the amount, category, and date of each transaction. Spreadsheets will not be accepted.

Quarterly Updates. Instead of submitting an annual Self Assessment tax return, taxpayers will need to provide quarterly updates to HMRC, detailing income and expenses for each quarter. It does not require things like prepayments, accruals or depreciation.

End-of-Year Declaration. At the end of the tax year, a final declaration will be submitted, consolidating the quarterly updates and confirming the total tax liability.

We have multiple packages for MTS depending one whether you want us to simply check your figures before you submit them. We deal with the whole lot from start to finish, message us to get your tailored quote.
